Director of Revenue Management
Headquartered in Atlanta, Safeguard Self Storage is currently seeking a Director of Revenue Management to join its corporate office.

Position Overview: To implement a revenue management strategy to increase occupancy rates and total revenue.
Responsibilities:
- Manage property revenue generation and maximize through full utilization of company systems, business processes and specifications
- Design a systematic process to increase revenue by selling the right unit to the right person at the right time for the right price
- Assist in establishing and implementing pricing, yield, and selling strategies for all properties, based on market factors and company guidelines
- Conduct ongoing competitor price/product analyses to ensure proper rate positioning/product offering relative to competition
- Monitor competitor strategies and data; maintain understanding of the dynamics of the local markets and demand generators
- Analyze market trends for seasonality
- Leverage availability controls such as length of stay and their impact on revenue management
- Analyze price turndowns and variance to standardized rates
- Determine methods for maximizing revenue from existing customer rate increases
- React with urgency to any forecasted revenue shortfalls to budget or in relation to a property’s historical or anticipated position
- Assist in annual budget and forecasting processes
- Review current processes to identify and implement continuous improvement process on an ongoing basis
Skill Requirements:
- Strong team leadership, communication and organizational skill
- Demonstrated knowledge of effective pricing concepts, yield management optimization and selling strategies, and ability to determine which concepts to apply in given market conditions
- Ability to understand complex multilevel ERP system - Oracle preferred
- In depth understanding of tools, spreadsheets (Excel), statistical methods for analyzing data
- Yield management software experience
- Ability to identify relevant data and use it to draw inferences with reference to impact on properties revenues
- Critical thinking and problem solving skills
- Ability to negotiate skillfully in tough situations with both internal and external groups
- Ability to adapt quickly in a rapidly changing environment
- Works well under the pressure of deadlines and is adaptable and innovative in dealing with opportunities and obstacles
Educational/Certification Requirements:
- Bachelor’s Degree in Business Administration, Hotel Management, Mathematics, Computer Science, or Electrical Engineering - MBA preferred
- 5 plus years experience in one or a combination of the following industries: Self Storage, Hotel, Car Rental or Actuarial with a minimum of 2 years experience in Revenue Management or Pricing
